Where to stay in the Riviera Maya

Pick the base first. The room comes second.

Most people start by comparing hotel photos. I would do it the other way around. Choose the base that fits the trip first, then decide whether a hotel, condo, or resort makes sense inside that area.

First trip or mixed plans

Choose Playa del Carmen. It is the easiest base for restaurants, walking, diving, Cozumel ferry access, cenotes, transfers, and day trips.

Resort vacation

Look at Cancun or the resort zones of the Riviera Maya. This works when the hotel itself is the trip and you do not need to walk around much.

Atmosphere and design

Consider Tulum, but be honest about transport. Tulum can be beautiful, but the beach, town, restaurants, and cenotes are spread out.

Family or longer stay

Start with a condo in Playa del Carmen. Kitchen, laundry, space, and walkability usually beat a cramped hotel room for longer stays.

Short stay, no friction

Book a hotel. For a few nights, front desk support, daily service, and simple check-in are often worth more than extra square footage.

Diving-heavy trip

Stay where logistics are easy. Playa usually wins because reef dives, cenotes, dive shops, restaurants, and ferry access are close together.

Hotels vs condos

These are not just different room types. They create different trips.

A hotel gives you service and simplicity. A condo gives you space and independence. Neither is automatically better. The right choice depends on your dates, group size, comfort with logistics, and how much time you will spend around the property.

Best all-around base. Good for condos, boutique hotels, diving, food, ferry access, and people who want to walk instead of taxi everywhere.

Best for resort stays, short airport transfers, big beach hotels, and travelers who want the property to handle most of the vacation.

Tulum

Best for atmosphere, design hotels, cenotes, and a slower mood, but only if you are comfortable with more spread-out logistics.

My practical bias

If you are unsure, start with Playa del Carmen.

It is not perfect, but it solves the most problems for the most travelers. You can walk, eat well, dive, take the ferry to Cozumel, reach cenotes, and get picked up for tours without turning every day into a transport project.

Then choose the stay type: hotel for simplicity, condo for space. That decision becomes much easier after the base is clear.

Before you book anything, ask

  • Do I want to walk to dinner, or am I okay using taxis?
  • Is this a resort trip or a move-around trip?
  • Will I need kitchen, laundry, or separate rooms?
  • Am I booking for beach access, nightlife, diving, or quiet?
  • What will arrival and departure actually feel like?

Choose the path

Use hotels for simplicity. Use condos when space and flexibility matter.
